When a major flood impacted two bathrooms and the basement of a rental property just before Christmas, the property owner faced more than just water damage. With a tenant scheduled to move in soon, every day the home remained under construction meant lost rental income and added stress.

Fortunately, the homeowner’s insurance company referred them to McMahon Services, and our team got to work immediately.

Emergency Response Within Hours
Although it was the week of Christmas, our emergency response team arrived within hours of receiving the call. We immediately began extracting standing water, removing damaged materials, sanitizing the affected areas, and setting up commercial drying equipment to prevent further damage and reduce the risk of mold growth.

Our technicians monitored moisture levels throughout the drying process to ensure the structure was completely dry before reconstruction began.

One Dedicated Project Manager from Start to Finish
After mitigation was complete, the homeowner was assigned a dedicated project manager, Peter, who managed every phase of the project.

Instead of coordinating with multiple people, the homeowner had one point of contact throughout the entire restoration process. Peter handled everything from the initial damage assessment and insurance approvals to scheduling contractors, overseeing reconstruction, and coordinating additional upgrades the owner wanted to complete outside of the insurance claim.

Having a single project manager helped keep communication simple and gave the homeowner confidence that every detail was being handled.

Restoring More Than the Damage
Once insurance approvals were received, our reconstruction team began rebuilding the damaged bathrooms and basement.

The project included new drywall, flooring, trim, paint, fixtures, and all necessary finishing work to restore the property to a safe, beautiful condition. The homeowner also decided to make several bathroom improvements during the restoration, allowing them to upgrade the property while repairs were already underway.
By combining the insurance-covered work with planned improvements, the homeowner was able to maximize the investment in the property without delaying the project.

Meeting the Deadline
As a rental property owner, getting the home ready for the incoming tenant was the highest priority.

Our team understood the importance of staying on schedule. Leadership remained actively involved throughout the project, regular progress updates were provided, and our crews even worked over the weekend to ensure the restoration was completed before the tenant’s move-in date.
