Are Your Appliances Just Water Damage Waiting to Happen?

No matter what the weather may be outdoors, indoor water damage is always a possibility so long as you have appliances. While appliances create everyday conveniences, that all goes away the moment it springs a leak. Even a small trickle of water can lead to costly and stressful water damage. Of course, we’re always here to help should a wet mess of a situation arise, but preventing a water problem caused by your appliance before it happens is an even bigger priority.

Appliance Precautions

If you don’t do so regularly, it’s time to get up close and personal with your home appliances. Cleaning and light maintenance can help not only to prolong the life of the appliance but also to keep it in its best working order. Here’s a breakdown of what to inspect to avoid appliance neglect:

Dishwasher: 

Have a dishwasher nearing a decade in age? It might be time for a replacement. But even if your kitchen helper is still in its prime, be sure to regularly check the hoses, valves, and plumbing connections. A small drop of water can turn into a big puddle if left unresolved. Last, always be sure to use your dishwasher according to manufacturer recommendations. Too much detergent or overfilling the racks could lead to water overflow.

Refrigerator:

As the main home to what you eat, a well-operating fridge is a must have. But even this mainstay of the kitchen can cause a moisture mishap. Avoid one by cleaning condenser coils bi-annually. Make sure to pull the unit away from the wall and remove the build up of dirt and debris. While it’s out, check the water hoses (on refrigerators with water lines and ice makers) for hard-water build up or cracking in the lines.

Washer: 

 

A lot of water is used to keep your clothing clean, which means a lot of water could be in your home should a problem occur. Regular inspection of the hoses is a good preventative measure, allowing you to quickly tend to any signs of deterioration, cracks, or kinks. Another good option is to turn off the water supply to the washing machine whenever it is not in use. But since the water is needed when the unit is operating, installing an emergency shut-off system can allow you to act quickly, as the alarm will notify you of a water problem right when it occurs.

Water Heater:

Age can be the biggest culprit that leads to a leaking water heater. This means replacing the appliance is usually the next best step. However, if your water heater still has years of life left, be sure to have it inspected annually. A professional plumber can repair or replace broken valves and loose joints, as well as make sure the shut-off valve and piping are working properly. You or a plumber can also flush the water heater every six to 12 months to remove sediment.

Air Conditioner: 

 

When temperatures are on the rise, having air conditioning can make all the difference in your comfort level. But when used the A/C can produce a lot of condensation, which is a quick way to cause water damage. Make sure all coils are kept clean and keep an eye on the unit’s drain pan for signs of water. You can also have a drainpipe installed, which directs any water overflow outdoors or into the sewer system.
